
A layout that makes the best use of the site is only the first step in creating a scheme that meets the needs of our client. The design of a building or a group of buildings that achieve a balance between maximising the floor area and the cost of construction is an essential part of the process.
Although the requirements for a commercial scheme are completely different to those for a residential development, every building starts with a detailed floor plan to make sure that it can contain whatever it is being built to accommodate. Elevations follow thereafter, designed to suit the context of the site and the scheme for the development, with adjustments to the floor plan as necessary to achieve an attractive appearance. All plans and elevations are presented in colour, with annotation, references and landscaping details as required.
On residential schemes, the increasing demands of the Code for Sustainable Homes and the Homes and Communities Agency’s Design and Quality Standards mean that floor plans need to meet a number of minimum standards, particularly if government funding is to be sought. JCN Design has produced a number of standard house types for our housebuilding clients that achieve the necessary scores, standards and certification for Lifetime Homes, Scheme Development Standards, Housing Quality Indicators, Design and Quality Standards and Code for Sustainable Homes Levels 3 and 4.
