

Our first project was the creation of a sketch layout as part of a land purchase
feasibility study by a major housebuilder, with layout design being the main focus
of JCN Design ever since. The principles behind a good sketch layout apply to all

Each and every layout starts with the client’s brief and an understanding of what is expected from us and what is intended to be built on the site. An analysis of the site and an assessment of the constraints and opportunities follows, often in conjunction with an engineer, arboriculturalist or ecologist, in order to determine what can be accommodated on the site and to allow a design concept to be created. We often explore more than one design solution but the end result will be a scheme that matches (and whenever possible, exceeds) the requirements of the brief, makes the best use of the site and has a good chance of obtaining planning permission. Our sketch layouts are always presented in colour and in a form that allows them to be readily used to analyse costs and to form the basis for further investigations and discussions.
We follow the same process in the preparation of masterplans for strategic sites and LDF representations. Whilst the brief may not extend beyond the requirement for a number of different land uses, it is essential that we produce a design concept that is deliverable and creates an environment that enhances the quality of life for future residents, workers and shoppers.
