Obtaining planning permission for a scheme is an essential element of any development and JCN Design can play a number of roles in the design process.  Many of our clients use us as a “one stop shop” to deal with all issues leading up to and including the grant of a planning permission, whilst others are comfortable to control the design and construction of a scheme but seek our expertise in the planning process.

 

We pride ourselves on creating a relationship with case officers, starting at the pre-application discussion stage and working in partnership until the decision notice is received.  Acting as the agent for the applicant, we will co-ordinate the production of reports with other consultants and submit the full application package, respond to comments and objections, and negotiate with all consultees and interested parties in order to obtain a planning permission.  Presentations and exhibitions have become an important part of the process and we are happy to arrange an event, represent our client or simply answer questions from the public as a member of the design team.

 

Whilst applications for planning permission are the most visible element of the planning system, JCN Design often has an involvement at either end of the process.  Planning permissions are usually granted subject to a number of conditions and we are happy to co-ordinate the responses to confirm compliance with the conditions.  At the other end of the scale, the recent introduction of Local Development Frameworks (LDFs) means that local authorities are seeking representations on many new strategies and documents and we have a long history of promoting long term sites and reviewing proposed policies.   

 

Controlling and running a design team to ensure that a development is ready to start on time and on budget is an important skill and we always keen to promote our project management skills and act as lead consultant.  Of course, we are equally adept at taking our place in a team of consultants and working quickly and efficiently to meet a deadline.
